In New York State, licensed real estate brokers must create and publish a Standard Operating Procedure (SOP) for prerequisites that prospective homebuyers must meet before receiving services. This SOP must be clearly and conspicuously posted on all publicly available websites and mobile applications maintained by the broker and their associated licensees.
Standard Operating Procedure for Prospective Homebuyers
Precision Realty is committed to providing excellent service to all clients and adhering to New York State's real property law. Pursuant to Real Property Law §442-H, we are required to publish this Standard Operating Procedure (SOP), which details the prerequisites that prospective homebuyers must meet before they receive services from a Precision Realty agent.
Prerequisites for prospective homebuyers
Prior to showing a prospective buyer a property or receiving any services from our agents, our brokerage's policy uniformly requires the following:

- Required upon first substantive contact -New York State Housing and Anti-Discrimination Disclosure Form
We require signing - Federal, State and local Fair Housing and Anti-Discrimination Laws provide comprehensive protections from discrimination in housing. It is unlawful for any property owner, landlord, property manager or other person who sells, rents or leases housing, to discriminate based on certain protected characteristics, which include, but are not limited to race, creed, color, national origin, sexual orientation, gender identity or expression, military status, sex, age, disability, marital status, lawful source of income or familial status. Real estate professionals must also comply with all Fair Housing and Anti-discrimination Laws.

- Not Required- Prospective client identification: To ensure fair and equal treatment of all potential buyers, our agents will not require prospective homebuyers to provide identification before being shown properties. However, please note that some property owners or listing brokers may require identification for access to certain properties, and our agents will be obligated to follow those instructions.
- Not Required- Exclusive Buyer Broker agreement: Our brokerage does not require prospective homebuyers to sign an exclusive brokerage agreement to work with our agents. You are free to discuss properties with our agents without any obligation to use our services exclusively.
- Required - Pre-approval for a mortgage loan or Cash buyer requirements: We require prospective homebuyers to have a mortgage pre-approval or at bare minimum a pre-qualification to be shown properties for sale. Cash buyers should be prepared with some form of proof of funds. Keep in mind that some sellers will require this documentation before even considering an offer to purchase. It is in the best interest of any prospective buyer of real estate to be able to prove financial capability to complete a transaction. For example, let's say you engage and hire Precision Realty to act as your buyer's agent, and you find a property that you would like to purchase. We must be able to show that you are financially qualified to commence a transaction upon making an offer. We will then be able to present you as a financially qualified buyer ready, willing and able to purchase right away and complete the purchase as soon as possible. Archival and updates
- Archival of versions: In accordance with state law, we will maintain an archive of all versions of this SOP.
- Updates: Any amendments or changes made to this SOP will be posted on our website and mobile applications within 30 days of the change. The current effective date is 10/21/2025.
Enforcement
- Agent adherence: All associated agents and teams operating under Precision Realty must uniformly follow these stated operating procedures.
- Disciplinary action: Any broker or salesperson who fails to adhere to this SOP will be subject to disciplinary action.
